I began with a simple question: could the work, activity, and decisions behind our rental have tax value that we had never been told to explore?
For us, the answer was yes. Once I learned what questions to ask, what activity to document, and what to review with our tax professional, it led to meaningful tax savings for our household.
It was not about finding a shortcut or applying a one-size-fits-all strategy. It was about realizing that rental ownership can raise legitimate tax questions that are easy to miss when you do not know they exist in the first place.
That discovery led me to learn more about material participation, real estate professional status, and, in the right situations, cost segregation.
